The Reality Check
I am not gonna lie to you; the airport noise and (loud!) train whistles can be annoying. There is nothing quite like having to pause a conversation while grilling outside with friends just to wait for a plane to pass overhead! But those are minor annoyances compared to everything else you get here. Do yourself a favor and walk the neighborhood on a Saturday morning and a Tuesday evening to get a true feel for the energy before you commit!
The architecture here is such a huge draw! Most of the homes were built in the 1950s and 60s, so they’re solid, sturdy, and just oozing with mid-century character. Our house was built in 1959 and it still has the original hardwoods! (They really don’t make them like this anymore!) If you love a sprawling ranch and a big yard, this is your sign to move to Donelson!

Education: We have a really diverse mix of schools here, from the historic McGavock cluster to specialized spots like the Tennessee School for the Blind (which has been a point of pride in the 37214 since 1952!). Whether you’re looking at the traditional public schools, alternative charter schools, or private options, there is a lot to dig into. - FiftyForward Donelson Station: This isn’t your average senior center! Located in the historic Donelson Elementary building, it is a massive resource for our neighbors aged 50 plus. It houses the Larry Keeton Theatre, a hair salon, and a cafe. It is a true local hub for wellness, travel, and social connection.
The Library Hub: Okay, I know I talk about the Donelson Library constantly, but it is seriously one of the best parts of living in downtown Donelson. It is a surprisingly high-tech (and eco-friendly!) community anchor where you can find everything from Story Time and teen book clubs to the “Hip D Hookers” knitting group and even gentle yoga. Check the calendar to find a club or class to join; you’ll start making friends before you know it!
Outdoor Life: Between the Stones River Greenway, Two Rivers Park, and the brand new Ravenwood Park just over the Hermitage line, Donelson has plenty of places for kids (and adults!) to play and explore. It is so easy to get outside and have fun!
- Community Traditions: We love a good reason to gather! Between the weekly Farmers Market at the mansion, the yearly Halloween decor contest, the Merry Mingle holiday bash, and our annual Christmas Parade, the “small town” feel is very real here.
Neighborhood Hubs
We don’t just have restaurants here; we have community living rooms. Places like Homegrown Taproom & Kitchen and Nectar Urban Cantina are where you go to run into your neighbors and actually stay a while. Whether it’s a margarita at Nectar or a local pint at Homegrown, these are the spots where that "small town" feel of Hip Donelson really happens. But if you want to see the heart of Donelson in action, you have to visit Caliber Coffee. A local treasure, local owned and local run by Keith and Elena Schwartz. They built it because they realized our community was missing a central gathering spot, and they’ve turned it into a place where everyone belongs.

If you work downtown or find yourself at the airport every other week, Donelson is strategically unbeatable. (Seriously, it is super central place to live!) Between the Route 6 bus & Music City Star and the easy highway access, you are always just a few minutes from wherever you need to be without actually being stuck in the downtown chaos.
- The Music City Star: Nashville is one of the only spots in Tennessee with a commuter train and how lucky we are that Donelson is the second-to-last station on the line! Skip the I-40 parking lot and be at Riverfront Station in 15 minutes.
- BNA Proximity: Living ten minutes from Nashville International Airport is a total game changer for frequent fliers. You can truly be from your couch to the gate in record time. Plus, keep an eye out for the upcoming BNA-to-Opry bus line! (So exciting!)
- Perfectly Central: We’ve become spoiled to Donelson’s centrality. We’re right between the shopping at Opry Mills, the nature of Percy Priest Lake, and the energy of downtown. You have easy access to I-40 and Briley Parkway, or you can just take Lebanon Pike all the way into the city. There is always a backroad way to where you need to go!
Walking into Donelson's Future
I love how walkable downtown Donelson is becoming! If you live in any of the neighborhoods bordering the center (like Bluefields, Donelson Heights, or Merry Oaks), you can literally walk to dozens of shops, grocery stores, and public transit. Pro tip: check out the Urban Design Overlay map map before you buy! Knowing which areas are tagged for future walkability will help you pick a street with the most long-term appreciation.
